10 Tips to Prepare Your Home for a Successful Home Inspection in Phoenix

Selling a home in today’s real estate market is exciting, but it can also feel a little nerve-wracking — especially once you’ve accepted a buyer’s offer. One of the most important milestones after going under contract is the home inspection. For buyers, this step provides peace of mind that they’re making a sound investment. For sellers, it’s an opportunity to show that your home has been well cared for and is ready for a smooth transition.

If you’re selling in Phoenix, Anthem, Cave Creek, Carefree, New River, Desert Hills, Scottsdale, or other parts of Maricopa County, preparing your home for the inspection is critical. The good news? A little effort goes a long way. By tackling a few simple tasks ahead of time, you can make the process easier for everyone involved, avoid unnecessary delays, and even help protect your final sales price.

1. Keep All Utilities and Appliances On

Home inspectors need to test systems and appliances. Make sure water, gas, and electricity are turned on at the time of inspection. If you have appliances with pilot lights (like a gas water heater, stove, or fireplace), light them ahead of time. This ensures the inspector can fully evaluate the home without rescheduling or making assumptions.

2. Provide Clear Access to the Electrical Panel

Inspectors are required to check your electrical system, which means accessing the breaker panel. Remove any locks, label breakers clearly, and leave at least three feet of clearance around the panel. If your panel is outdoors and landscaping has grown around it, trim back bushes or branches.

3. Freshen Up the HVAC System

Confirm that smoke detectors are installed in each bedroom, hallways, and every level of the home. If you have gas appliances, you should also have carbon monoxide detectors. Test all devices, replace batteries, and make sure they’re properly mounted.

6. Check for Plumbing Leaks

Inspectors will check for leaks at faucets, toilets, under sinks, and around showerheads. Don’t forget exterior irrigation lines. Fixing minor drips before inspection prevents them from showing up as deficiencies in the report.

7. Clean and Declutter Key Areas

Inspectors need access to the attic, crawlspaces, HVAC systems, water heater, electrical panel, and plumbing areas. Remove stored items blocking access, empty under-sink cabinets, and clear furniture away from windows and doors. A clean, decluttered home also leaves buyers with a positive impression.

If you have exterior gates with padlocks, remove them so the inspector can evaluate the yard, fencing, and exterior structures. Place remotes for ceiling fans, garage doors, or smart systems in a visible spot.

September 2025: Prices & mortgage rates are easing while demand improves modestly.

Phoenix continues inching toward a more buyer-friendly landscape. Prices and mortgage rates are ticking down, and while demand is improving, the buyer pool isn’t deep. Sellers who price correctly, present beautifully, and are ready to help with closing costs are the ones moving quickly.

What This Means for Sellers

Supply fell again in August (-2.2% month over month for active listings without a contract), but cancellations were elevated (4,737 over the last two months vs. 3,516 a year ago). Heading into fall, seasonal patterns typically bring more supply between Labor Day and Thanksgiving.

  • Price it right: Correct pricing is the difference between a quick sale and stale days on market.
  • Presentation wins: Clean, neutral, move-in-ready homes rise to the top of buyer tours.
  • Plan for concessions: Be ready to help with closing costs or a modest rate buydown to widen your buyer pool.

What This Means for Buyers

Buyers benefit from improved affordability: average price per square foot is 2.7% lower than last year, and with inflation running near 2.7%, real affordability in $/SF terms is more than 5% better than a year ago. Mortgage rates nudging toward ~6.5% have coincided with stronger demand, with listings under contract up 9% year over year. And while August had only 21 working days vs. 22 last year, closed sales per day were about 8% higher.

  • Use concessions: Apply seller credits to reduce closing costs or buy down your rate.
  • Act on standouts: Well-priced, well-presented homes still move quickly.

We’ve officially entered the dog days of summer in the Phoenix housing market — and the numbers show a market still seeking balance.

Key Numbers: August 1, 2025 vs. August 1, 2024

  • Active Listings (excluding UCB & CCBS): 24,091 vs. 17,484 last year — up 38% YoY, but down 6.2% from July.
  • Active Listings (including UCB & CCBS): 27,115 vs. 20,320 last year — up 33% YoY, but down 6.1% MoM.
  • Pending Listings: 4,345 vs. 4,441 last year — down 2.2% YoY and down 3.9% from July.
  • Under Contract (incl. Pending, CCBS & UCB): 7,369 vs. 7,287 last year — up 1.1% YoY, but down 4.3% from July.
  • Monthly Sales: 6,156 vs. 6,207 last year — down 0.8% YoY and down 7.3% MoM.
  • Avg. Sale Price per Sq. Ft.: $284.83 vs. $286.62 last year — down 0.6% YoY and down 2.9% from July.
  • Median Sales Price: $441,995 vs. $440,000 last year — up 0.5% YoY, but down 1.8% MoM.

What’s Happening Now

Sellers can take some comfort in a 6% month-over-month drop in supply, driven in part by higher cancellations (+7%) and expirations (+15%). With fewer active competitors, well-presented listings have a better shot at standing out.

Demand, however, remains soft. Closed sales slipped versus last year and last month; under-contract count edged past August 2024 but fell from July. Pricing is now in a firm downward trend: July’s average $/SF fell nearly 3% from June and the monthly median dipped another 1.8%.

Looking Ahead to Fall

Seasonally, September often delivers a second wind of new listings — particularly in the luxury and 55+ segments. This year, I’m concerned we’ll see more inventory return as sellers try again after summer time-outs. With demand stuck in low gear, that added supply could keep downward pressure on pricing.

My Take: I suspect the 3rd and 4th quarters will be challenging for sellers. Sharp pricing, impeccable presentation, and flexibility on terms will matter more than ever. For buyers, this environment could unlock genuine bargains — especially for those prepared to act decisively when the right home appears.

Affordability & Perspective

Outside the luxury segment, nominal prices are roughly where they were three years ago. With inflation having eroded the dollar’s purchasing power since 2022, many households may find today’s prices comparatively more attainable than they felt in August 2022.
