As of February 1, 2025, there are 22,432 active home listings, a 44% increase from the same time last year. Compared to last month, inventory has also climbed 12.1%, giving buyers significantly more options. Pending sales stand at 4,408, slightly down (-3.7%) from a year ago but up 33% from last month. The number of homes under contract is nearly unchanged year-over-year at 7,403 (-0.3%), though up 35% from January.

The Phoenix real estate market is still seeing price growth, though much of it is being driven by the luxury sector. The average price per square foot is now $314.24, reflecting an 8.8% year-over-year increase and a 3.6% jump from last month. Meanwhile, the median home price has reached $453,500, up 5.5% from February 2024 and 0.8% higher than last month.

Is Phoenix a Buyer’s or Seller’s Market in 2025?

For home sellers, rising inventory is a growing challenge. The number of active listings has surged over the past year, giving buyers more options and putting pressure on sellers to stay competitive. This is a bigger jump than last year, when listings rose by only 7% in January. While home sales are 5.5% higher than a year ago, buyers remain cautious, leading to slower-than-expected growth in pending contracts.

For buyers, the increase in available homes provides more negotiation power, but interest rates remain a concern. The 30-year fixed mortgage rate is still above 7%, limiting affordability. However, if inventory continues to rise, buyers may find better deals in the coming months.
