1. Tenant Placement & Underwriting: We go beyond just filling vacancies. We carefully screen potential tenants, conducting background checks, credit reports, and financial verifications to ensure that your property is occupied by reliable and responsible tenants.
2. Rent Collection & Distribution: We handle the collection of rents each month and ensure that funds are properly distributed to the landlord after any necessary deductions. These deductions can include property management fees, repair costs, and any other agreed-upon expenses.
3. Maintenance & Repairs: We take the headache out of dealing with maintenance issues. Our team schedules and oversees necessary repairs, working directly with tenants and contractors to ensure swift resolutions. Whether it's a plumbing emergency or routine maintenance, we've got it covered. We do not charge any fees for repairs or services and we receive no compensation or kickbacks from our vendors, ensuring that repairs are handled fairly and without added costs to you.

Landlords can access real-time financial statements, track income and expenses, and review maintenance requests. 6. 1099s for Year-End Reporting: At the end of each year, we provide landlords with a 1099 form to ensure easy tax filing and accurate reporting of rental income.

Property Management Fees

Our property management services are designed to be affordable and effective. Below is a breakdown of the fees associated with our Property Management Program:

• Tenant Placement Fee: 5% of the gross lease contract.
• Monthly Management Fee (when rented): 5% of the monthly rent.
• When the Property Is Not Rented: No management fees are charged.
• Late Fee Split: We split any late fees with the landlord.
• Authorized Agent Fee: $150 per year (if applicable).

There are no fees for repairs or service. Additionally, we ensure there are no hidden charges or kickbacks from vendors, providing you with transparent pricing and fair service.
